If a property is sold, the Owner change wizard will:
- Void invoices for rent past settlement paid to the previous owner, and associated fees.
- Raise new invoices payable to the new owner, post previously received payments, calculate fees.
- Where a change occurs partway through a rental period, a split invoice will be generated for that period.
- Remove any BPAY creditors loaded against the property.
If the old owner has already been paid out for rent paid past the settlement date, Re-Leased cannot change the invoices. In this case, the conveyancing solicitor will need to adjust for this at settlement, outside of Re-Leased.
Before Using the Owner Change Wizard
- Create an owner ledger for the new owner via Trust Accounts > Rental Ledger Balances > New Owner Ledger
- format the ledger name the same as the others. The property is not going to be available to select at this stage
- Settlement date cannot be in the future
- The tenant must have already paid rent up to or past the settlement date
- If maintenance commission is used, all-expense invoices must be paid out before changing owners.
Important to Know
The Owner Change Wizard does not update Repeating Invoice templates or Outgoings templates. If these templates have been set up for the property being sold, and the invoice is generated by them, the templates need to be edited separately against the new property.

Owner Change Wizard
The Owner Change Wizard can be accessed on the Property record:
1. Click Property Details
2. Click Change Owner
In Change Ownership:
1. Enter the New Owner Ledger
2. Enter the Settlement Date
3. Click the desired options:
To pay the new property owner the rent on settlement day, click Rent on settlement date goes to the new owner
To void outstanding rent invoices and transfer future rent invoices and payments to the new property owner, click Transfer rent invoices (and any payments) after the settlement date to the new owner
Ensure Update rent templates to go to the new owner's ledger is clicked
To pay the new property owner the outgoings on settlement day, click Outgoings on settlement date goes to the new owner
To void outstanding outgoings invoices and transfer future outgoings invoices and payments to the new property owner, click Transfer outgoings invoices (and any payments) after the settlement date to the new owner
Ensure Update outgoings templates to go to the new owner's ledger is clicked
4. Click Save and Continue

1. View the Settlement Date and Owner Ledger
2. In Existing Invoices, Re-Leased will reverse receipts, split and re-apply payments (for invoices up to the settlement date). For invoices past the settlement date, these will be voided, payment is reversed and reapplied to the new owner.
3. Existing Rent Templates and Outgoings Templates will be updated on the confirmation
4. Click Back to edit any details on this screen
5. Click Confirm Change of Ownership
You now have the option of starting a disbursement. You do not need to disburse the previous owner at this time, they will still be included in your next normal disbursement.
